This site of 0.09hectares is located in a residential area of Bovey Tracey and was occupied by a timber framed WWII bungalow.  Our brief was to obtain outline planning consent for a new residential development. Our service included a pre-application discussion with the Local Planning Authority, and after consultation with a local estate agent about demand for housing it was decided that the application should be for two detached family homes.

The presence of a nearby culverted watercourse, and a history of flooding in the area, necessitated a flood risk assessment. Our application included sketch designs, and our comprehensive design statement demonstrated that we had addressed all relevant planning issues such as flooding, access, ecology, overlooking, and the impact of the proposed development on the amenity of neighbouring properties. This resulted in a relatively straight forward and successful outcome to the application.

The site was subsequently sold to a developer with the benefit of planning permission.

We have used Oriel Architecture on two occasions, the first for a house extension and the second to obtain planning permission for a piece of land. In both cases we were impressed by the attention to detail and the imaginative solutions to apparently intractable problems. For the house extension the attention to detail went as far as specifying the type and bonding of the bricks to ensure that the extension blended in well with the original building. In the case of the planning permission for the land a requirement from the Environment Agency was skillfully woven into the overall design. We have been very pleased with their service and would use them again without hesitation
